What does an inspection do? How do I read the inspection report? We've got you covered. So number one, get yourself a good realtor. Number two, make sure that realtor has a very good relationship with their inspectors. The reason for that is you want to be able to get into the house, do it quickly and get out. They also want to make sure that you are being spoken to and explained as to why the things are on the inspection when they are so an inspection can turn up anything. It can it.
They are paid to turn up everything. So if I'm paying somebody to come in and rip a house apart verbally,then I expect that to be the case. So the inspection reports that I received back are typically anywhere between 20 and 40 pages long, all with documentation and pictures showing exactly what the issues are, where the issues are when they started, potentially and never how to fix them. Okay, so we get the inspection report back. It's 2030, pages long. Oh, my God, I can't read through all this, the house is falling apart. No, it's not.
Get yourself a good realtor, a good inspector who can sit down with you and go over all of these pieces. So as a handyman myself, I look at an inspection report and tear apart what is going to be able to be fixed by the client. Which I ask, by the way, are you comfortable fixing these smaller things and which ones are not okay during the negotiation? This is all during the option period during our negotiation on how much are you going to give us for these issues, or are you going to fix these issues for us, we go over all of that. We're including everything that you don't want to or cannot do yourself. We're also going to talk about the things that I harp on are the three big ticket items. Say it with me, HVAC, foundation and roof. We're definitely also going to be including any safety issues.
So if there is something that is a trip hazard, there's open electrical wiring, anything that can cause a major hazard, plumbing included, and I include any kind of water heater malfunction as a part of that. Too hot, you burn yourself. Too cold, you don't get clean. So I include all of that in those assessments as well, and we walk through piece by piece with all of our clients, if they want.
